Does Homeowners Insurance Cover Water Damage?

What's Typically Covered

Standard homeowners insurance covers sudden, accidental water damage from sources inside your home: burst pipes, appliance failures, accidental overflows, and roof leaks from covered perils like storms. The key is 'sudden and accidental' - damage must be unexpected, not gradual.

What's NOT Covered

Standard policies do not cover: flood damage (surface water from storms or overflowing bodies of water), sewer backups, gradual leaks, lack of maintenance, and damage from neglect. These require separate coverage or endorsements.

Flood Insurance

Flood damage requires separate flood insurance through the National Flood Insurance Program (NFIP) or private carriers. If you're in a flood zone, your mortgage may require it. Even outside flood zones, 25% of flood claims come from low-risk areas.

Sewer Backup Coverage

Does Homeowners Insurance Cover Basement Flooding?

It depends entirely on how the water got in. A burst pipe or failed water heater in the basement is typically covered as sudden, accidental damage. Sump pump failure and sewer backup require their own endorsements. Groundwater seepage and surface water entering during storms are excluded — that's flood insurance territory.

Basements are where these coverage boundaries collide most often, because a single storm can produce covered damage (wind-driven roof leak), endorsement-only damage (sump pump overwhelmed), and excluded damage (groundwater through the foundation) at the same time. Adjusters will assign the cause, so documenting how the water entered matters as much as documenting the damage itself.

Filing a Water Damage Claim

Document damage immediately with photos and videos. Stop the water source if possible. Contact your insurance company promptly. Mitigate further damage (this is required by your policy). Keep receipts for emergency services and temporary repairs.
